GENERAL CONDITIONS AND HOUSE RULES

We will do everything we can to ensure that you and the other guests have the most enjoyable stay possible.
Please pay attention to a number of conditions and house rules.
By booking, you acknowledge that you have read and agree to the following terms and conditions and house rules.
1. General information
Check-in between 4 pm and 10.30 pm and check-out at the latest at 10.30 am.
On request by mail (welcome@miranoza.be) we can adapt to other hours.
Our room rates do not include breakfast. The night before you can make your choices about the breakfast and the desired time of the breakfast. Since the breakfast is prepared 'à la minute', it is important to respect the agreed breakfast time.
It is not allowed to bring your own drinks and food. We have a limited food menu and also offer a drink and snack package.
For stays of longer than one night, we do a brief make-up of the room every day. This takes place between 10.30 am and 4 pm. If you do not wish this, you can let us know (e.g. via the door hanger).
There is free WiFi in the entire B&B building. The code can be found in the room.
In the evening or when leaving the B&B, guests are asked to close the entrance door to the B&B with the room key.
2. Payment and cancellation policy
When booking through our website, the amount of the booking must be paid. This can be done with VISA, Mastercard, iDeal and American Express.
Payment in advance by bank transfer is also possible, in which case payment must be made within the requested period. Please contact us for this.
In case of cancellation more than 4 weeks before the arrival date, we will refund the full amount of the booking, after deduction of € 25 administration fee.
In case of cancellation between 28 and 8 days before the arrival date, we will refund 50% of the amount of the booking.
For cancellations between 7 and 0 days before the arrival date, the full amount of the booking is payable.
3. Peace and quiet
In the interest of all our guests, peace and silence are to be maintained between 10 pm. Evening and 7am. The breakfast room at the entrance and the terraces cannot be used between these hours.
Visitors are not allowed to enter the room and the common breakfast area.
4. General smoking ban
B&B Miranoza is a non-smoking accommodation. Smoking out of the window or on the terraces is also not allowed. This ban also includes e-cigarettes and candles. Whoever does not respect this smoking ban will have to bear the costs (minimum € 500) to make the rooms concerned smoke-, stain-, burn- and/or smell-free.
5. Parking and bicycle storage
Guests can park their cars privately in front of our house.
Bicycles can be stored in our closed garage. Charging electric bicycles is free of charge. Guests must bring their own charger.
Parking and storing bicycles is at your own responsibility. B&B Miranoza can not be held responsible for accidents or theft.
6. Pets
We love animals, but given the forest and park environment around B&B Miranoza, animal feet and a clean floor do not go well together. Therefore we cannot accept pets.
7. Taking care of the rooms
It is not allowed to use hair colouring products or oils in the shower.
When leaving the room, lights and heating must be switched off.
8. Guarantee
The credit card details of the guest are passed on to B&B Miranoza as a guarantee for the payment of:
a) the reservation of the room
b) the damage caused by the guest to the room, the furniture or other components of the B&B
c) the costs of losing the key (€ 200 - modification of the locking plan). If the key is accidentally taken home, we ask you to return it within 5 working days by registered post.
d) the cost of accommodation and extra expenses (drinks / snacks, possible purchases, etc.).
By making a reservation, the guest accepts that B&B Miranoza will use his credit card details to pay the aforementioned amounts.
9. Prices and booking restrictions
The indicated prices include VAT, service and taxes. The prices can always be adapted on the initiative of B&B Miranoza, this has no effect on already made bookings.

10. Responsibility and early termination of stay
The manager of B&B Miranoza, Alex Vermaelenstraat 53, 3052 Blanden (Oud-Heverlee), VAT BE0733.402.746, is not responsible for any damage (material or physical) suffered by the guest or any co-traveller(s) if such damage is attributable to the guest or any co-traveller(s).
The guests of B&B Miranoza must behave as a good family man and are responsible for the damages they cause to B&B Miranoza (house and/or garden) or to other guests.
B&B Miranoza reserves the right, in its sole discretion, to terminate a guest's stay, without prior notice, if deemed necessary due to unacceptable behaviour or as a result of actions that may endanger or offend others. Please note that non-compliance with our general smoking ban may result in termination of the stay. In such circumstances, any outstanding bill must be paid and no refunds will be given.
11. Legislation and courts
Only Belgian law shall apply. In case of dispute, only the courts of Leuven are competent.
